The Holtman Building Renovation

Kansas City, MO

The Holtman building is a 2 story brick masonry building with concrete structure. It is located on 18th and Holmes, in the Crossroads of Kansas City, MO. The scope of this project consists of upgrading the main floor with 3 future TI spaces for mercantile or business use. The second floor will be converted into 8 new apartments, ranging from studios to 3 bedrooms, all with existing brick walls and concrete structure exposed. At the roof, the existing concrete water tower will be demolished and a rooftop bar will be built with new cfs structure to hold up a new floor deck. It will house a full kitchen, bar, and large outdoor patio space. At the first floor, the current back of house entry will be converted into a welcoming entrance for tenants and bar patrons.


HVAC is all new with a mix of FCU and RTU. The rooftop bar addition includes a new commercial kitchen with griddle, fryers, and hoods. They utilize a remote grease recycling system that allows tanker access at street level. They will also incorporate their own commercial ice manufacturing in the basement level to provide cocktail cubes to two additional venues, located across the city.
